Laminate/wood flooring buckled after leak. We strip damaged floor, dry subfloor with dehumidifiers (24-48 hours), test moisture content (<75g/m² for new flooring), install replacement. Laminate: click-lock system, 5mm underlay, expansion gaps. Average bedroom: 2-3 days start to walkable. Insurance companies want moisture readings before new floor goes down—we provide them.
Luxury vinyl tile or sheet vinyl for kitchens, bathrooms, high-traffic areas. We prep subfloor (level to ±3mm over 2m), apply acrylic primer, then glue-down or click-lock system. LVT looks like wood/stone, waterproof, durable. Takes 1-2 days including adhesive curing. Ideal for rental properties—hard-wearing, wipes clean, tenant-proof. 15-20 year lifespan.
Click-lock floating floor systems. We install 5mm acoustic underlay (footfall noise reduction + DPM), lay laminate/engineered planks with staggered joints, leave 10mm expansion gap at walls (covered by beading). AC4/AC5 commercial-grade laminate for rentals (scratch/impact resistant). Average room: 1 day installation, walkable immediately. 10-15 year warranty.
Specialist install over UFH systems (wet or electric). Max floor build-up 18mm to preserve heat efficiency. We use UFH-rated underlay (thermal conductivity >0.15 W/mK), bond-down method for engineered wood, or floating LVT. Commission UFH before flooring (gradually increase temp over 7 days), then install. Must maintain 27°C surface temp max to avoid floor damage.
Uneven concrete subfloor (>5mm deviation) = cracked tiles, laminate squeaks, vinyl ripples. We apply latex self-levelling compound (poured at 3-10mm depth, self-levels, walkable in 2-4 hours). Or install 6mm plywood over floorboards to create stable base. Ground-floor concrete needs DPM (damp-proof membrane): 1200 gauge polythene sheet lapped 150mm, taped joints. Essential—damp destroys flooring within months.
Budget rental carpet to luxury Axminster. We fit gripper rods around perimeter (nailed 6mm from wall), lay cloud underlay (9-12mm thick for comfort), stretch carpet with knee-kicker and power stretcher (prevents ripples), trim edges. Standard bedroom: 3-4 hours. Stair carpet: 4-6 hours (each tread tucked properly). Heavy-duty contract carpet for rental properties lasts 7-10 years.
